The cost to build a home depends on many factors, including the types of materials used, and the overall cost of living in the region where the home is being built.  In general, as of 2010, home construction costs ranged between $77 per square foot, and $110 per square foot.

Cost Averages

According to the US.  Census Bureau’s 2009 Characteristics of New Housing report, the average cost of new single-family homes nationwide in 2009 was $8389 per square foot.

By region, the costliest place to build a home was the Northeast, where the average price was $11040 per square foot.  This was followed by $10174 in the West, $8370 in the Midwest and $7677 in the South.

Factors

Design factors can quickly drive up the cost per square foot to build a house.  For instance, if the home is located in an area prone to earthquakes or hurricanes, it may need special design features, such as impact-resistant windows, to withstand earthquake or hurricane effects.

Extra Amenities

A 2,000-square-foot home that costs $250,000 to build would cost $125 per square foot.  However, if the builder adds a gourmet kitchen, master bath, curved stairway, marble tiling and other upscale amenities, the same home would cost an extra $50,000, or $150 per square foot, to build.
